Most Tokyo hotel searches hide the detail that matters most to a family of four: where will the third and fourth person actually sleep? A result labelled “sleeps four” might mean four proper beds, two beds plus a bunk, two beds plus two sofa beds, or simply two young children sharing their parents’ beds.
This guide takes the room apart before recommending the hotel. Every main pick has a named room category with an official capacity of at least four. We checked the stated floor area, bed configuration, child policy and practical facilities against hotel sources, then read recent verified-stay reviews for problems that a floor plan will not show. The review comments below are recurring themes and individual experiences—not promises that every stay will be identical.

How We Decided Whether a Room Really Fits Four
We used the hotel’s own room page as the source of truth for capacity, floor area and beds. A recent Booking.com page was a second check: it shows what a shopper sees after selecting an occupancy and provides reviews tied to completed stays. Review scores are only snapshots, so we use them as supporting context rather than a ranking formula.
There are three useful levels of “fits four”:
- Four fixed beds: the least ambiguous arrangement for older children, teenagers or four adults. MIMARU’s Two-Bedroom Apartment, Keio Plaza’s Luxury Family Room and Tobu Levant’s Fourth room qualify.
- Four assigned sleeping positions: everyone has somewhere to sleep, but the setup includes a bunk, sofa bed or extra bed. This covers MIMARU’s One-Bedroom Family Apartment, MONday’s Standard Family and karaksa’s Family Quadruple.
- Two large shared beds: legal for four, but only comfortable if the family is happy to share. Hotel JAL City Haneda’s Quad Style falls into this category.
The room name matters as much as the hotel name. A property may sell ten kinds of twins and doubles alongside one genuine family room. Booking the hotel and writing “two children” in the request box does not turn a two-person room into a four-person room.
1. MIMARU Tokyo Station East — Best Overall
The strongest all-round choice is not one room but a useful ladder of room types. For two adults and two children who like bunks, select the One-Bedroom Family Apartment: 39–41 m² with two single beds and one bunk bed. For four people who each want a conventional bed, select the Two-Bedroom Apartment: 41–46 m² with four single beds.
Larger families can step up rather than split across two reservations. The 53 m² Two-Bedroom Family Suite sleeps up to six adults using four singles and a bunk. The 60 m² Premium Two-Bedroom Suite and 68 m² Two-Bedroom Japanese Suite have four singles, multiple washbasins and toilets, and an in-room washer-dryer. Check the exact title carefully: several “City View” variants are being discontinued for reservations after November 1, 2026.
Every room has a kitchen. Standard apartments use the building’s coin laundry, while selected suites have their own washer-dryer. The trade-off is location naming: “Tokyo Station East” does not mean the entrance is next to Tokyo Station. The hotel is officially about two minutes from Hatchobori Station; families in recent reviews commonly used Hatchobori or Kayabacho and treated Tokyo Station as the longer walk.
MIMARU’s official child policy allows up to two children aged six or under to share existing beds without counting toward the adult capacity. Children aged seven and above count as adults, and the hotel does not add extra beds. Limited baby cots and other family equipment should be requested in advance.
Recent verified family reviews repeatedly praise the usable floor space, dining table, kitchens, helpful multilingual staff and convenience store in the building. The less glamorous details are equally useful: some guests found the storage and shelving limited, some found the beds firm, and the building has only two elevators. Towels, trash removal and vacuuming are handled daily, while the fuller clean and bed-making follow the hotel’s multi-night schedule rather than a conventional daily reset. 2. MONday Apart Asakusabashi Akihabara — Best Value for a Longer Stay
MONday Apart wins when laundry and simple meals matter more than hotel services. The Standard Family is 30.28 or 31.36 m² and officially sleeps four using two single beds, one sofa bed and one bunk bed. The Superior Family increases the room to 32.5 m² and gives both main beds a 100 cm width, while keeping the sofa-bed-and-bunk arrangement.
The official room inventory lists the equipment that makes the compact layout practical: an in-room washer-dryer, vacuum cleaner, large refrigerator, induction kitchen, rice cooker, microwave, toaster, cookware, tableware and dining table. A family can make breakfast before the crowds, deal with a child’s wet clothes immediately, and pack less for a week-long stay.
There is a compromise. Once the sofa bed and bunk are in use, 30–32 m² is functional rather than roomy. Families carrying four large suitcases and a stroller should prefer the Superior room or compare MIMARU’s larger apartments. Also check the property name twice: MONday operates several apartment hotels around Akihabara and Asakusabashi with very similar English names.
The hotel group’s apartment FAQ states that children aged six or under may share existing beds free, with up to two sharing children when at least two adults stay. A child who uses a bed is charged like an adult, and sharing children do not receive a separate towel or amenity set under that policy. Reconfirm it for this exact property and rate.
At our September 2026 check, the Booking.com property page showed a 9.0/10 overall score across 292 reviews, with particularly high marks for staff, cleanliness, comfort and Wi-Fi. A verified family of four with two pre-teens specifically reported enough living and luggage space after choosing a slightly larger room. That makes the room upgrade relevant; it does not prove the smallest layout will feel spacious for every family.

3. Hotel Metropolitan Edmont — Best Full-Service Value for Four or Five
The East Wing Family fills a gap between an apartment hotel and an expensive luxury room. Its official area is 37 m² and its maximum occupancy is five. The hotel has restaurants, a staffed front desk and conventional hotel service, while Iidabashi provides JR and multiple subway lines for reaching both western and eastern Tokyo.
Do not stop at the “up to five” headline. The bed configuration changes with the number of guests selected. Booking.com listings we inspected in September 2026 showed two twin beds plus two sofa beds for four adults, and three twin beds plus two sofa beds for five. The official room page also warns that layouts vary. Read the bed line after selecting your full party, especially if an older child does not sleep well on a sofa bed.
The bathroom arrangement and larger family capacity make Edmont easier in the morning than many ordinary Tokyo triples. It is also worth knowing the future name now: stays through January 11, 2027 use East Wing Family, while the hotel says the category becomes Deluxe Twin – East Wing from January 12, 2027. That change can make an otherwise correct recommendation look unavailable in a later search.
At our check, Booking.com displayed an overall score around 9.0/10 from more than 3,000 reviews, with staff, cleanliness and comfort among the strongest categories. Recent guests in the family room described it as spacious by Tokyo standards. The honest cautions come from individual family stays: one reported waiting more than an hour to check in, while another found English communication inconsistent. 4. karaksa hotel TOKYO STATION — Best for Station Convenience
For a family arriving by Shinkansen or leaving early for Kyoto, the appeal is obvious. The hotel states that it is about five minutes on foot from Tokyo Station’s Yaesu North Exit and about six minutes from Nihombashi Station. The correct room to find is the Family Quadruple, not a standard twin with a bed-sharing allowance.
The Family Quadruple is 29.2 m² with two 110 cm single beds, one 100 cm extra bed and one 90 cm sofa bed. Everyone has an assigned sleeping surface, but the setup is not four identical beds and leaves less open luggage space than the apartment hotels. Availability is the larger problem: the official room list says there are only five Family Quadruple rooms.
The hotel also sells a small number of larger Japanese Family Rooms with futon layouts and explicitly named Connecting Rooms for up to six. Connecting rooms provide an internal door and two bathrooms. If that is what you need, book the product sold as “Connecting Rooms.” A request for neighboring rooms is not a guarantee.
Child pricing depends on the channel. The hotel’s standard FAQ treats guests aged seven and above as adults; children six or under may share an existing bed free, limited to one child per adult and bed and two children per room. A special offer on karaksa’s official site can extend free bed sharing to children aged 12 or under. Do not assume that direct-only benefit will appear on an OTA rate.
Recent verified-review themes support the location decision: guests frequently mention Tokyo Station access, helpful staff and complimentary drinks. The recurring catches are small rooms and bathrooms, limited outlook from some windows facing a nearby building, and a simple lobby-style breakfast that does not suit everyone. In other words, book karaksa for transport convenience, not for apartment-like living space.

5. Keio Plaza Hotel Tokyo — Best Upscale Family Room
Keio Plaza’s Luxury Family Room is the clearest conventional-hotel answer to this article’s question. The current specification gives you 46.3 m², four permanent 120 × 203 cm beds and a 90 × 195 cm sofa bed for a fifth guest. It also has a bathroom, separate shower booth, a washbasin counter for two and two toilets. That morning-routine capacity can matter more than a few extra square meters.
The room accommodates three to five and includes access to SKY PLAZA IBASHO. It works best for a family that wants a full-service Shinjuku hotel and is willing to pay more for four proper beds and better bathroom logistics. Make sure the result says “Luxury Family Room”; several other Keio Plaza categories can appear for three or four people without this exact layout.
The official child policy has no discounted bed rate for children. Elementary-school-age guests and older are charged as adults. A preschool child can share an existing bed free, limited to one child per adult and only when the child does not use a separate bed. Baby cots are limited to infants up to ten months who are not yet standing, and bed guards and children’s amenities can be requested subject to availability.
At our September check, verified Booking.com reviews produced an 8.8/10 overall score, with comfort, location, cleanliness and staff rated more strongly than value. Families and groups commonly liked the room size, service, breakfast and access to Shinjuku. Practical negatives include the scale of the hotel—it can feel less personal—and busy shared washing machines. Some guests also found beds firm. This is the premium pick, not automatically the best value.
Keio Plaza Hotel Tokyo — Luxury Family Room

6. Tobu Hotel Levant Tokyo — Best When Everyone Needs a Real Bed
The room name is unusual, but the proposition is simple. Tobu Hotel Levant Tokyo’s Fourth room is 28.5 m², officially for four guests, and has four permanent beds. The hotel specifically distinguishes them from extra beds. Some OTAs surface similar inventory as a Standard Quadruple, so verify the photos and bed count rather than relying only on the translated name.
This solves the arguments that can come with one child getting a sofa bed and another getting a normal bed. The compromise is open space. Four fixed beds in 28.5 m² leave less room for large luggage than MIMARU or Keio Plaza, making smart packing and luggage forwarding more valuable.
The hotel is in Kinshicho, a strong base for eastern Tokyo rather than the classic Shinjuku–Shibuya corridor. It has useful rail and subway connections and easy access to shopping and everyday food. Families planning Asakusa, Tokyo Skytree, Akihabara and central Tokyo may find it efficient; families spending every evening in Shibuya should compare journey times first. Under the hotel’s current FAQ, preschool children may share a bed free. Baby beds are intended for children under one year old, limited in quantity, and bed guards can be requested in advance.
Recent verified family reviews of the quadruple and Skytree-view categories praise the location, staff, cleanliness and views. Broader reviews reinforce the convenience of Kinshicho’s transport, shops and restaurants. Some guests describe rooms as compact, and one noted limited outlets in a different room category. Keep that distinction: the four fixed beds are confirmed, but a complaint about another room type should not be presented as a defect in the Fourth room.
Tobu Hotel Levant Tokyo — Fourth Room

7. Hotel JAL City Haneda Tokyo West Wing — Best for a Flight Night
The Quad Style is a useful room when its purpose is understood. It is 25 m² with two 160 cm queen beds, a separate bathroom and toilet, and an official maximum of four guests. This is a real four-person room for a family happy to share two large beds. It is not a four-bed room and should not be booked for four people who each need their own sleeping surface.
Its advantage is Haneda. The hotel’s official FAQ places Anamori-inari Station about four minutes away on foot. The free shuttle serves early hotel-to-airport departures and later airport-to-hotel arrivals, but seats cannot be reserved and may fill. Terminal 2 arrivals must currently move to Terminal 1 for the hotel-bound pickup. Consult the live shuttle timetable, not a timetable copied into an old blog post.
This is our first- or last-night recommendation, especially after a late arrival or before an early flight. It is not a clever low-cost base for four days of central sightseeing: the repeated airport-corridor journeys consume the time and energy the room saves.
At our check, the Booking.com listing showed an 8.6/10 score from more than 3,700 reviews, with cleanliness, comfort and staff the strongest categories. Families mention the room being spacious relative to many Tokyo airport hotels, the shuttle and nearby convenience stores. The central limitation remains transport timing: the shuttle does not meet every flight and first-come seating needs a backup plan.

The 25 m² Quad Style sleeps four in two queen beds. Use it for a Haneda arrival or departure night, not as a central sightseeing base.

If Tokyo Disney Is the Priority: Hilton Tokyo Bay
Hilton Tokyo Bay deserves a separate answer because it is in Urayasu, Chiba—not Tokyo city. It is a sensible Disney resort base and an inefficient base for several consecutive days in Shinjuku, Shibuya or Asakusa.
The current Hilton room inventory includes a Happy Magic Room Ocean that sleeps four, a Family Happy Magic Room Park that sleeps five, and Family Happy Magic Room Ocean and Happy Magic Suite categories that sleep up to six. Family Happy Magic rooms add a bunk bed, while the hotel’s family facilities include a 24-hour convenience store and laundromat.
This is the best use case: move here for the Disney portion of the trip, then use one of the seven Tokyo hotels above for the city portion. A split stay creates one hotel change but can eliminate several long and tiring round trips with children.

Which Hotel Fits Your Family?
Two Adults and Two Young Children
Choose MIMARU’s One-Bedroom Family Apartment if a bunk bed will be a feature rather than a problem. Choose MONday Apart when the washer-dryer and kitchen will be used every day and you are comfortable trading open floor space for a lower total cost. In both cases, search with the children’s real ages even when a free bed-sharing rule applies. You want a result that assigns the sleeping arrangement you intend to use.
Two Adults and Two Older Children or Teenagers
Prioritize adult capacity and four assigned beds. MIMARU’s Two-Bedroom Apartment, Tobu’s Fourth and Keio Plaza’s Luxury Family Room are the cleanest answers because all four primary beds are fixed. karaksa’s Family Quadruple also gives everyone a sleeping surface, but two people use an extra bed and sofa bed.
Do not build the plan around a preschool bed-sharing exemption. MIMARU counts children aged seven and above as adults, while Keio Plaza charges elementary-school-age children as adults. The final occupancy search—not the family’s preferred label for a child—controls the inventory shown.
A Family of Five
Start with Edmont’s East Wing Family or Keio Plaza’s Luxury Family Room. Edmont officially takes five but uses an occupancy-dependent combination of twin and sofa beds. Keio provides four fixed beds and one sofa bed. If the budget allows and apartment space matters, MIMARU’s Two-Bedroom Family Suite sleeps up to six adults. karaksa’s explicitly sold Connecting Rooms can also accommodate up to six and provide two bathrooms.
Never book a four-person room and ask the hotel to add a fifth bed later. Maximum occupancy can be tied to room layout and safety rules, and many Tokyo rooms physically cannot take another bed.
Four People Who Need Privacy or Two Bathrooms
MIMARU’s larger two-bedroom suites, Keio Plaza’s two-toilet Luxury Family Room and karaksa’s Connecting Rooms are the relevant upgrades. For a family getting ready at the same time, a second toilet or washbasin often improves the stay more than an extra three square meters of floor area.
Five Checks to Make Before You Pay
- Enter every guest and the children’s exact ages. Searching for two adults and adding the children in a request box can show the wrong inventory and price.
- Copy the full room name. “Family,” “Fourth,” “Quad Style,” “for four adults” and “Connecting” are meaningful parts of the product, not decoration.
- Count each kind of bed separately. Fixed bed, bunk, sofa bed, extra bed and shared queen are different experiences. Check the bed line again after selecting four guests.
- Picture the room after every bed is opened. A 25–32 m² room can legally sleep four while leaving little space for four large suitcases. A dining table, kitchen or in-room washer can make a smaller number work better—or consume more of it.
- Compare like with like. Match cancellation terms, breakfast, taxes and child rules. An official-site child promotion may not exist on Booking.com, while an OTA member discount may not exist direct.
“Adjacent rooms requested” does not guarantee an internal connecting door. “Sleeps four” does not guarantee four beds. Only the exact room description on the completed booking confirms the arrangement.
Save a screenshot or PDF showing the final room name, guest ages and bed configuration. It gives you something concrete to compare when the confirmation email shortens the room name or when you contact the hotel.
The Booking Strategy We Recommend
First choose the location that removes difficult journeys from your itinerary. Hatchobori works for a quieter central base, Asakusabashi and Kinshicho suit eastern Tokyo, Iidabashi balances east and west, Shinjuku works for western districts, and Haneda is only for the flight night. Next search the exact dates with two adults and the children’s real ages. Compare only the named room types in this guide. If the correct category is unavailable, move to another hotel or an explicitly sold connecting-room product rather than convincing yourself that a generic twin will work.
Finally, check the hotel’s own website using the same guests, meal plan and cancellation conditions. karaksa’s direct-only child offer is a good example of why that second comparison matters. When plans are still moving, a refundable room is usually more useful than saving a small amount on a non-refundable rate.
Family categories can disappear before the hotel looks sold out. karaksa has only five Family Quadruple rooms, for example, while dozens of standard twins may remain. That is a reason to reserve the correct flexible room when your dates are reasonably firm—not a reason to accept artificial countdown timers or book without reading the cancellation policy.
What We Deliberately Left Out
We excluded ordinary twin and double rooms that appear for four only through young-child bed sharing. They may be legal and inexpensive, but they do not answer the promise in the title.
Shiba Park Hotel illustrates the distinction. Its Junior Suite is a generous 44 m², but the official room page lists a capacity of three. A young child may fit through the hotel’s bed-sharing policy, yet it is not a true four-person category with assigned sleeping space for four, so it is not a main recommendation here.
We also left private vacation rentals out of the ranking. A large apartment can work brilliantly, but legal status, exact address, service, cancellation support and neighborhood impact require a different comparison. The trade-offs are covered in our Japan accommodation guide.
Final Recommendation
For most families, start with MIMARU Tokyo Station East and choose the room by sleeping preference: the One-Bedroom Family Apartment for a bunk layout, or the Two-Bedroom Apartment for four singles. Choose MONday Apart Asakusabashi Akihabara when a kitchen and private washer-dryer matter more than open space. Choose Tobu Hotel Levant Tokyo when four permanent beds are the non-negotiable feature, or Keio Plaza when you want those beds with more space, two toilets and full-service Shinjuku convenience.
For five people, compare Hotel Metropolitan Edmont and Keio Plaza using the exact bed line shown after selecting five guests. Use karaksa hotel TOKYO STATION for Shinkansen convenience, Hotel JAL City Haneda for one flight night, and Hilton Tokyo Bay only when the Disney location is the point.
The final rule is simple: enter the real ages, read the complete room name, count the beds, and save the configuration before paying. That five-minute check is what separates a genuine family room from four people technically permitted to occupy a room built for two.
